The train station is also within walking distance and the motorways are just a few minutes' drive away.
This three-room apartment combines modern comfort with a unique historic atmosphere and appearance. The living room is spacious, very light due to the corner location and very attractive, partly due to the visible wooden beams, high ceilings of almost 4.5 meters and the wood stove. There is an open kitchen with a lot of worktop and luxury equipment, the bathroom has a bath and a separate walk-in shower. There are two bedrooms, one of which provides access to the beautiful roof terrace. On the ground floor there is also a private closed storage room. The VVE is active and there is a monthly contribution of € 135. Because it is a national monument, there is no energy label, but it is certainly energy efficient with a monthly installment of only € 117! The energy consumption of 2022 was 668m3 gas and 1,471 KWh electricity, based on a two-person household.
The atmosphere of the building is already apparent upon entering through the entrance. Here is a more than four meters high ceiling with beams. There is a general entrance with doorbells, a communal hall with access to the storage rooms and a closed connecting door to the stairs. Stairs to the second floor, entrance apartment, hall with storage cupboard with central heating combi boiler (2019), toilet with fountain. Spacious bathroom with bath, walk-in shower, sink and space for washing machine.
Spacious bedroom with extra daylight through an upper window. Spacious living room with varying ceiling heights and an attractive effect because the wooden beams are visible and there is extra daylight through the upper windows. The living room has many windows with deep window sills where you can sit and enjoy the unique view of the Schie and the center, there is also a cozy wood-burning stove. The open kitchen is luxuriously equipped with an island and many Miele built-in appliances (including a dishwasher, induction hob, wok burner, teppanyaki grill plate, combi oven, steam oven and built-in coffee machine).
From the living room an internal staircase to the second bedroom with natural light and access to the roof terrace of almost 13m2. The terrace not only offers sun and privacy all day long, but when you stand up you also have a view of all seven windmills of Schiedam, the center and the skyline of Rotterdam!
Background information about the building:
The national monument originally concerns a jenever distillery of the company Wenneker. The building was built in 1693. The exterior facades of the original building remain. Inside, the monument was completely renovated in 1991, using the original materials such as beams and ice stones where possible. However, all floors have been replaced by concrete floors in a wooden conversion and a new foundation with concrete piles has been placed. The building is insulated and new windows are fitted with double glazing. In short: atmosphere of the past, comfort of today.
What is allowed and what is not allowed? Due to the monument status, there are some restrictions on the property. The outer facade is monumental, which means that no changes may be made to it. This means that the windows, the color of the frames, the shutters and their color may not be changed. In the past it was not possible to install double glazing in the outer facade
because of its monument status. There are now more options for this, such as installing extra insulating monumental glass. However, the energy consumption is so low that the current residents have given up on it for the time being.
In principle, everything is possible inside that is also possible with an ordinary building. Adjusting colors, adjusting walls, etc. is possible, as long as it is architecturally possible. Thanks to the monument status, it is also possible to apply for a subsidy from the government for maintenance.
In short: a unique object in a very nice location that you can move into right away!
